Small studios and one-bedders are being built in association with the Belorizonte and Novorizonte hotels - which occupy a good position along the beach to the West of Santa Maria. The Portuguese company is offering to let them as part of its hotel complex and as such, the guaranteed rents for 3 years are more likely to be paid than in most other cases, where they are sometimes just a come-on. The Oasis Atlantico Group, a sleepy hotel chain which took over State hotels in Praia and Mindelo as well as Santa Maria is developing an aparthotel complex more on the Salinas than on the Beach. It will have studios, 1 bed and 2 bed apartments, with a bar and restaurant, swimming pool, open air jacuzzi, games room and beauty treatment centre in the hotel. Like the hotel itself they are to be built in long blocks with an old-fashioned heavy Stalinist look to them. The Camara is Sal approved the project on May 20 2008. Altogether Salinas will have 596 apartments, 228 one beds, 302 studios and 32 two beds. There will be boutique shops on the ground floor. The Aparthotel in front will have single bedroom and studio apartments and across the busy Riu road will be more one bed and studio apartments, a restaurant and bar. The site is more or less opposite the earlier Djadsal Development, so cutting of its existing sea views over the junk yard. The front building will be on two floors in an E shape, with the central wing having the restaurant and bar with a swimming pool close to the sea. Owners will have access for only 4 weeks during Low Season and the hotel will use the rooms for the rest of the year. This agreement will last for 10 years with an 18 month notification period, and the agreement will apply to succcessive owners, blighting resale values. The first year`s rent income will be used to pay for furniture. Yes that is a good question but presumably it is intended that the furniture will be supplied before the tenants arrive and pay. The rear block has three floors with shops in front on the ground floor. The rear part will have a pool, kids pool, artificial beach, a restaurant and rooftop bar with outdoor jaccuzis and health club.. Prices range from £46,000 for studios to £166,000 for twin bedroom apartments. |
