Cabonuba Apartment Property Development

North of the Vila Farol on the Riu road

The area inland from the Riu Holiday Camp in south-western Sal is to be developed into a concentrated series of apartment blocks. No less than eight apartments of either one or two bedrooms are to be arranged in eight-flat blocks. These draw their inspiration from British Colonial architecture although the developer is Spanish and connected to Cabocan which provides the water and electricity to Santa Maria.. The imposing blocks with pillars and verandahs could have come straight out of the Raj. Buildings are limited to two stories.

The site is positioned 200m inland from Santa Maria beach and will have hotels between it and the sea. It is on the Western outskirts of Santa Maria, a couple of miles from the town centre. It is indicated in red on the aerial view. Buiilding is well under way..

Only flats will be built in the four corners style, with one on each corner of two storeys. There will be 30 blocks in all, eventually with one bedroom flats of 59 sqm and two bedroom of 76 sqm, a more generous size than the generality of Italian-designs, which can be as small as 26 sqm. Prices are £90,000 for the one bed room flats up to £143,000 for the two bedroom flats. .On the upper floors, apartments will have a small verandah and on the lower floors a small garden. The area will be landscaped with the usual palm trees and communal swimming pool.

Major changes made to plans: Building work suspended.

"I have emailed Cabonuba to vent my anger. I asked them to email me back some hope. I also phoned Macanthony Realty International , where I spoke to a girl called Michelle. She just confirmed what had already beenl said. I asked her why we have to accept a change in the plans and a delay but she did not answer."

O from London has information from his lawyer

"I received an email from my lawyer telling me that Cabonuba Develpoment will start building again in Feb and also saying the developer has failed to meet his deadline. Therefore we can ask for all our money back plus double the down payment, or wait for the property to be completed and receive compensation for every day that it is late"

J from Notts wonders whether they will pay up

"hi i am not too happy with the changes being made with the cabonuba development, does anybody know if the dead line of feb 20th is not met (plus the 3 months extra grace they have) and therefore the contract says I can have my funds back, is it a routine matter to do so or is it going to be a slog to do so?!!! "

"I just basically told them that I was fed up with lack of communication, unprofessionalism, what was I paying my money for etc etc etc. Just sent another email to remind them it is a further month since their last acknowledgement and still no news from them. It's about time they got their acts together, they've had enough time to get organised. Like the old saying "if you can't handle the heat, get out of the kitchen"!!! "

What a farce! If i could get my money back I would /legals total waste of time the euro ? the developer? VERY UNHAPPY will be looking at contract and checking progress hate to say but this development is becoming very expensive. I commited to buy in Cape Verde 2 years ago unfortunately the market has changed and the developer and the development not to mention the pound can anybody out there still tell me that this a good buy?"

"Under your promissory contract after June you have two legal options, either claim your money back and double the deposit or wait for the development to be completed and claim interest compensation for the delay.
