Sao Vicente Baia das Gatas Property Development

North Coast seaside resort Salamansa Sands, Baia das Gatas

Possibly eventually to be on a rising peninsula near Baia das Gatas, a 560ha site this will have sufficient land area to build 1000 villas of 2 to 5 bedrooms and 500 apartments. There is scope for another marina although this may require dredging as the sea is very shallow off this coast. Yet another golf course of 18 holes is proposed and there will eventually be scope for two hotels the medium-sized 500 bed Beach Hotel, and the small 100 bed Lagoon Hotel . It is also planned to build a water therapy and beauty treatment centre on the hill behind. . It seems unlikely that much will happen in the near future as this developer has taken on a lot of projects without much marketing skill. Jack Niklaus has signed a contract to design a golf course and comments:

The site is also unique in that it is volcanic in nature and has numerous lava flows and formations that may eventually be used in the design strategy of the golf course. "

"Did my thing a couple of years ago, since which time prices and market have changed somewhat. However, I am looking at investing again in building three condo style houses with three bedrooms each which will overlook the sea, about 1km outside Baia Das Gatas. I reckon I can bring in these at a cost price of around €75,000 to €85,000 (land and building cost). However, I am still doing homework for a few weeks and need to look and plan more closely. Thing is...I suspect this is all a very different market/situation to Sal. This is not a mainstream tourist destination. Fairly isolated peace and tranquility. Beautiful setting and overlooking up and coming Baia Das Gatas (which has nice beach/bay-.but beach not as nice as Santa Maria on Sal and 14km from buzzing trendy Mindelo. My gut feel would be that the people who like Sal Island may not like this as it is quite different....but don't know. Sal is probably a safer investment from the point of view of growth in visitors/tourists/facilities etc."

Ocean Park Villas, Baia das Gatas

A few English-style two bedroom semi-detached houses are nearing completion on this development. It is being built by an Irish company so much of the design will look familiar to British or Irish buyers. . It is perched on a hill looking down towards the beach at Baia das Gatas.

They have fittted kitchens with granite worktop and fitted cupboards. The bedrooms have wardrobes. There is a large terrace around the small swimming pool, which is separated by a low fence from the one in the next house. There are two bedrooms looking out onto a small verandah with two bathrooms. Prices from £170,000.
