Vila do Atlantico Town PropertySal, North of Morabeza at Santa Maria gatesThis development is being put together by a group of Italians, some resident in Santa Maria or Murdeira. As individuals they developed the Patio Antigo town houses but now seem to have joined forces in a new Cape Verdean company. Previous buildings that the partners have developed are less cramped than the normal Italian properties. But this is a compact site at the entrance to the town. So it will be difficult to avoid the congested sensation of Porto Antigo, especially as it looks as though the same architect is to be used. Sea views are claimed but if these exist today they may only last as long as the area in front is not built up. The proposed plot is a triangular area along the road out of Santa Maria towards Espargos close to the Hotel Pontao. It offers up to 100 units eventually with guideline prices for studios of 35sqm at £55,000, two bedroom apartments of 50sqm to 60 sqm at £95,000, three bedroom at £200,000 and shops. Each property is individually priced according to the location and size. It promises a business centre, shops, a swimming pool, and gym. The company promises a cleaning and letting service, but without any guaranteed rentals. The Vila do Atlantico is being developed by a limited company registered in Espargos Vila do Atlantico whose shareholders (all Italian) have been working on other resorts before. Their previous experience comes from designing tourist resorts in Italy and then from Sal. C from London has bought there " I have bought a 2 bed on the top floor. Originally was buying a 1 bed but then upgraded as I'm in for the long haul and for our family 2 beds will work better as a holiday home, bit more cash but hopefully it will be ok. Developers werent keen on me changing my mind so much but we got there in the end! Have to say local agents were very good about it though. "V from London has bought a shop "I believe I was one of the first purchasers in Vila do Atlantico ( mine is a shop space) and I am quite happy about how things are evolving. They have an excellent Briton who acts as coordinator for all purchasers. He told me they got the final approval of plan from the local authority and works should soon start. I am quite sure this is going to be one of the best developments in Sal, as its location is just perfect, close to the beach, the new hotels and the old town!"E from Ireland is a serial investor "I think it looks a great development. I've already bought a couple of places including Paradise Beach but I rather wish I'd held out for Vila Do Atlantico. I went to a presentation in London a few months ago. The main developer was a very engaging fellow. Honestly, he was Italian and he had us all in fits of laughter. I think it's a great location that they've got in Santa Maria. I'm going out there next week and to look at how Paradise Beach is coming on and flying to Sao Vicente to look at our other site. I think I might check out the site for Vila Do Atlantico while I'm there" |
